Notary fees: what are we talking about?

Most “notary fees” do not go to the notary. Here is what they cover.

Updated 23 October 2026

Three components

Duties and taxes paid to the State and local authorities (the biggest part), the notary’s regulated fee, and disbursements (costs advanced for formalities).

Resale and new-build

Fees are higher for resale (often around 7–8 %) than new-build (often around 2–3 %): figures are indicative and vary by département and property.

Estimating them

An official simulator gives an estimate. Allow a margin in your budget; the deposit often covers them.

Frequently asked questions

Are notary fees negotiable?

Duties and fees are regulated; only some ancillary costs may vary.

Can they be financed by a loan?

Lenders often require them to be covered by the deposit, but it depends on the file.

A few questions, a personalised review, a clear answer.

A loan commits you and must be repaid. Check your repayment capacity before committing.
