Mortgage loans: finance your home project in France
Buying a main or second home, building, new-build or resale: we review your situation, prepare a solid file and present it to the lenders best suited to your profile — in French or English.

How is a mortgage application assessed?
Lenders first look at your repayment capacity: income, expenses, existing loans, job stability, savings and deposit. French financial-stability recommendations frame lending: a debt ratio of roughly 35 % maximum (insurance included) and a term of about 25 years, with some flexibility for certain projects.
- Income and job stability
- Existing expenses and loans
- Deposit and remaining savings
- Type, location and use of the property
What budget should you plan beyond the price?
Plan for notary fees (often around 7–8 % for resale and 2–3 % for new-build, as a rough guide), guarantee and arrangement fees and borrower insurance. Your deposit often covers these extra costs.
The steps to know
After the lender issues a loan offer you have a 10-day reflection period before accepting, and the offer stays valid for at least 30 days. See our guide for the full timeline.

Frequently asked questions
How much deposit do I need?
There is no universal figure: it depends on the project, the lender and your profile. The deposit often covers notary and guarantee costs. A review of your file tells you what is realistic.
Can I borrow without a permanent contract?
Sometimes yes, depending on your situation (self-employed, civil servant, director, retired…): lenders assess stability and regularity of income, case by case.
How long does it take to get an agreement?
It depends on how complete the file is and on the lenders approached. A well-prepared file speeds things up considerably.
