Frequently asked questions

All the answers on mortgages, loan consolidation, SCPI, secured loans and more.

General questions

Can you finance every kind of project?

We handle many financings: mortgages, rental investment, loan consolidation, secured loans, SCPI, SCI, lifetime mortgages, consumer credit, vehicles, works, co-owner buy-outs, bridging loans. Describe your project and we will tell you what is realistic.

How long until I get an answer?

After we receive your request an adviser contacts you quickly. Time to agreement then depends on how complete your file is and the lenders approached.

Is the simulator binding?

No. It gives an order of magnitude for a monthly payment, excluding insurance, fees and guarantees. It is neither a credit offer nor a commitment. The data you enter is not saved or sent.

Can I borrow at 60 or older?

Yes, depending on the file: there is no legal age limit. Income, assets, deposit and borrower insurance are reviewed. Solutions exist, including over 20 years for some profiles.

Do you work with non-residents?

Yes, we support clients living abroad who want to buy or finance in France, in French and English.

Where is the office?

4 rue Borniol, 06400 Cannes, Monday to Saturday. We also work remotely across France.

Mortgage

How much deposit do I need?

There is no universal figure: it depends on the project, the lender and your profile. The deposit often covers notary and guarantee costs. A review of your file tells you what is realistic.

Can I borrow without a permanent contract?

Sometimes yes, depending on your situation (self-employed, civil servant, director, retired…): lenders assess stability and regularity of income, case by case.

How long does it take to get an agreement?

It depends on how complete the file is and on the lenders approached. A well-prepared file speeds things up considerably.

Rental investment

Do I need a deposit for a buy-to-let?

It depends on the lender and your profile. A deposit reassures and often covers costs, but each file is reviewed individually.

Do rents count as income?

Lenders generally count part of them, under their criteria. We tell you what is realistic during the review.

Loan consolidation

Can loans be consolidated together with a mortgage?

Often yes, especially if you own property. The structure depends on the share of each loan and available assets.

Does consolidation always reduce my payments?

It often does by lengthening the term, but the total cost may rise. That is the central point of the review.

Can revolving credit be included?

Yes, revolving credit is commonly consolidated.

Is it possible with payment difficulties?

Every situation is different. Contact us and we will look at realistic options, with no promise in advance.

Loan buyback

Buyback or consolidation: same thing?

The terms are close and often used interchangeably. Consolidation merges several loans into one; a buyback can concern a single loan.

Can a running mortgage be bought back?

Yes, but the benefit depends on the current rate, outstanding balance, remaining term and fees.

Mortgage-secured loan

Can I borrow against a property already paid off?

Yes, this is a common case: a debt-free property can serve as security.

Is it only for companies?

No. Individual owners can use it too; cash-out financing is especially common among professionals.

What is the main risk?

Because the property is pledged, default can lead to its sale. Check your repayment capacity carefully.

SCPI financing

Can SCPI be bought on credit?

Yes, under conditions, after the lender reviews your situation.

Is SCPI income guaranteed?

No. Neither income nor capital is guaranteed.

SCI financing

Does the SCI need a deposit?

Expectations vary by lender; the deposit remains an important element.

Are partners personally committed?

Lenders often ask for partner guarantees. Terms can be negotiated and depend on the file.

Lifetime mortgage

From what age?

There is no single legal age: lenders set their own conditions, with an amount linked to age and property value.

Are heirs committed?

The debt is repaid from the estate, notably through sale of the property or repayment by heirs. Discuss it beforehand with your notary.

Consumer loan

It depends on your repayment capacity and the type of credit. The homepage simulator gives a first order of magnitude.

Can I repay early?

Yes, but charges may apply depending on the case and contract. Check the offer’s conditions.

Car & vehicle loans

Can a used vehicle be financed?

Yes, through purpose-linked credit or a personal loan depending on the case.

Yes, depending on your situation and the amount. Each file is reviewed individually.

Are quotes needed?

Often yes, especially for large sums or purpose-linked loans.

Bridging loan

Do I need a buyer to apply?

Not always: some bridges rely on an estimate, others on a sale agreement.

What if I do not sell in time?

The loan must be repaid or extended under the contract terms: plan for it from the start.

Borrowing at 60

Can I borrow at 61?

Yes, depending on the file. Lenders look at income, assets, deposit and insurance, not only age.

Can I borrow over 20 years at 60?

It can be possible for some profiles: it depends on lender, insurer and file.

Is insurance compulsory?
