Financing a buy-out of a co-owner
In a divorce, separation, inheritance or joint ownership, one owner can buy out the other’s share. The sum to pay is called the soulte.
How does it work?
The property is valued, the other party’s share is calculated and whoever keeps the property pays the soulte. A loan can finance it, possibly combined with refinancing the existing mortgage or consolidating loans.
- Valuation of the property and soulte calculation
- Existing loan: keep, refinance or repay
- Only one income to consider: the file needs care
A set-up to prepare with the right people
The notary and, depending on the case, a lawyer take part. We handle the financing and help give the lender a clear file.

Frequently asked questions
Must the current loan be repaid?
Generally it must be repaid or taken over by one person, under the bank’s conditions: the solution depends on the file.
Whose income counts?
That of the person keeping the property (and any new co-borrower).
