Bridging loan: buy before you sell
A bridging loan finances your new purchase while you wait for your current property to sell. Useful, but it needs to be well planned.
How does it work?
The lender advances part of the estimated value of the property to be sold. The loan is repaid from the sale price. Some formulas only require interest payments during the bridging period.
- Limited term, roughly one to two years depending on offers
- Valuation of the property to sell is decisive
- Can be combined with a standard loan
The risks
If the sale takes longer or is below the estimate, you must still repay. Allow a margin and assess the local time-to-sell carefully.

Frequently asked questions
Do I need a buyer to apply?
Not always: some bridges rely on an estimate, others on a sale agreement.
What if I do not sell in time?
The loan must be repaid or extended under the contract terms: plan for it from the start.
